The Central Terrace Apartments transformed an underutilized property in Downtown Oxnard into a vibrant new residential community. Developed by Many Mansions, a nonprofit affordable housing developer, the project delivered 87 apartments consisting of 86 one-bedroom units and a two-bedroom manager's unit.
The project involved the construction of a high-density multifamily residential development on a constrained urban infill site. The building features wood-frame residential construction over a post-tensioned concrete podium and structured parking. Construction required close coordination among public agencies, utility providers, design consultants, and trade partners. The project also included significant infrastructure improvements to support the development.
Community amenities include a community room, services office, manager's office, on-site laundry facilities, barbecue area, central courtyard, and long-term bicycle storage. Sustainable design features and energy-efficient building systems contributed to the project's GreenPoint Gold certification.
The Central Terrace Apartments demonstrate how thoughtful infill development can transform underutilized urban properties into high-quality housing while supporting the revitalization of Downtown Oxnard.
